Buyer Representation

Buying a home is often one of the most significant financial transactions in a person’s life. With that understanding, we take the responsibility of representing our buyer-clients extremely seriously. Here are some of the ways that we add value as buyer agents:

Fiduciary Responsibility. When hired, a real estate agent has a fiduciary responsibility to you – they have a legal obligation to act in your best interests, so you can be sure that your agent is on your team. We will work together to find your new home!

Market Expertise. Prices and supply/demand trends change frequently, and they can often vary substantially between neighborhoods. We keep track of the latest data to help you make informed decisions.

Implement Home Search Strategy. Armed with your list of “must haves” and “nice to haves” for your new home, as well as your target budget, we can create a customized search for your dream home. Based on your criteria and preferences, this search can extend to off-market/private listings and direct outreach campaigns to property owners. We tailor our approach for each client.

Strategic Negotiation. Once you have identified your dream home, we can review comparable sales with you to get you comfortable with a reasonable valuation for the property. Price is just one piece of an offer and successful negotiation often includes consideration of several other terms, which we help advise our clients on.

Guide through Purchase Process. After terms are reached, there are generally several tasks to complete before reaching the closing table. This can include a home inspection, review of condominium documents, condominium board approval of pets, mortgage approval, obtaining home insurance and more. We maintain relationships with a network of professionals that can assist our clients in these specialties with the same level of service that we endeavor to provide ourselves.

On-Going Support. We aim to help ensure a smooth transition into your new home. Connecting clients with movers, interior designers, architects and contractors, as well as helping identify necessary utility companies, are things we offer if our clients would like.
