The Next Chapter of Boston Luxury Real Estate

A recent panel discussion held at the new Ritz Carlton South Station Residences sponsored by Citizens Private Bank and Boston Common Modern Luxury highlighted how Boston and New England’s luxury real estate market is evolving.

Today’s luxury buyers are focused less on size and more on location and lifestyle. Wellness-driven features are in high demand, including saunas, cold plunge and therapy rooms, landscaped roofdecks and gardens, superior air quality, thermal comfort, sustainable materials, and advanced home automation. Luxury is now defined by how a home feels and functions, with a focus on walkability to urban amenities.

As more professionals return to the office or adopt hybrid schedules, separate home offices are no longer essential. Buyers instead prefer flexible, thoughtfully designed spaces that support relaxation, entertaining and everyday living.

Boston buyers also want homes that feel custom and turnkey. High-end flooring, bespoke cabinetry, invisible kitchens, automated lighting and security systems, convenience and low-maintenance living are priorities. “White box” developments continue to underperform, as buyers are drawn to residences designed with intention, warmth, character and tailored finishes.

Inventory remains tight, with supply chain challenges impacting construction and renovation timelines. At the same time, Boston homeownership has become more expensive—the average homeowner age has risen from 32 a decade ago to 40 today.

Another growing trend is demand for “lock-and-leave” residences among empty nesters and second-home buyers. Hotel and branded luxury developments tied to names like The Ritz, Dolce & Gabbana, Mercedes-Benz, and Bentley are attracting buyers seeking convenience and service.

Citizens Private Bank is also seeing Boston purchased as a third, fourth or fifth home alongside Palm Beach, Nantucket and ski destinations—further reinforcing Boston’s status as a premier luxury market and safe haven for assets.
